Leaks, flashing, valleys and wind-lifted shingles — Oviedo, Seminole County.
On a twenty-year-old Oviedo roof, most leaks are at a detail rather than in the field: a pipe boot whose rubber has finally split, flashing at a wall, or a valley. Those are repairs and they are usually cheap ones.
The exception is tile, where the leak is almost never the thing you can see.
On a tile roof the tiles shed most of the water but the underlayment underneath is what actually keeps the house dry — and it is the underlayment that ages. So a tile roof that leaks with every tile intact is completely normal, and replacing a cracked tile fixes nothing. Anyone who tells you otherwise is guessing.
