Most roofs that leak do not need replacing. A leak around a chimney, a valley that was never flashed correctly, a strip of shingles the wind got under, a pipe boot whose rubber has finally given up in the sun — those are repairs, and anybody telling you otherwise should be asked why.

We look first and tell you which one you are actually dealing with. Sometimes the answer is a replacement, and we will say that too.

One thing worth knowing before anybody starts: Florida has a rule about how much of a roof can be repaired before the whole thing has to be brought up to current code. Past that threshold, a large repair stops being a repair. It is better to know that at the estimate than to find out partway through, and it occasionally makes a replacement the cheaper answer even when the damage looks local.

Water runs along framing before it drops, so the stain on your ceiling is rarely under the hole. Chasing the stain is how a leak gets "fixed" three times.

Repair or replace — honestly

We tell you which this is and why, including when a repair is the right answer on a roof somebody else told you to replace.

Fix the cause

Flashing replaced rather than sealed over. Sealant on bad flashing buys one dry season and hides the problem for the next owner.

Do I need a whole new roof, or can it be repaired?

Often it can be repaired. A leak around a chimney, a badly flashed valley or a strip of wind-lifted shingles are repairs. We look first and tell you which one you actually have.

There is a stain on my ceiling. Is that where the hole is?

Almost never. Water travels along rafters and decking before it drops through, sometimes several feet. Finding the real entry point is most of the work in a leak repair.

How soon can you come after a storm?

Call and we will tell you honestly. After a bad storm everybody in this metro calls the same week — what we will not do is promise you a slot we cannot keep.
